Our Story & Legacy

Steve Rolewicz – Founder

Steve Rolewicz founded Professional Real Estate Inspections in 1996, building a family-owned business rooted in integrity, reliability, and attention to detail. As one of the first home inspectors in the Cape Coral area, Steve established a reputation for thoroughness and professionalism, growing the company entirely through word-of-mouth referrals, without a website or marketing and advertising.

Before moving to Cape Coral, Florida, Steve began his career as a Fish and Wildlife Officer in the state of Indiana. He also developed a strong background in concrete finishing, gaining valuable hands-on construction experience and a practical understanding of how homes are built. When he moved to Florida, he brought that knowledge, work ethic, and commitment to quality into the home inspection industry.

Read More About Steve

Through hard work, honesty, and dependable service, Steve initially performed more than 500 home inspections annually, building a successful business through the trust and recommendations of satisfied clients and real estate professionals. As his son, Mike Rolewicz, joined him in the family business, the company continued to grow, eventually performing approximately 700 inspections per year.

Steve’s dedication to his craft and the reputation he built laid the foundation for the company’s continued success. After passing the business on to Mike, the family tradition of providing thorough, reliable, and professional home inspections continued to grow. Today, Professional Real Estate Inspections performs approximately 1,200 inspections annually as a company, carrying forward the same values of integrity, quality, and personal service that Steve established nearly three decades ago.

Steve’s legacy is a testament to the power of hard work, honesty, and earning the trust of a community one inspection at a time. What began as a small, word-of-mouth family business in 1996 has grown into a thriving company while remaining committed to the principles on which it was founded.

For Longtime Homeowners, Too

You Don't Have to Be Buying a Home to Need an Inspection.

Even a home you have lived in for years can develop problems that are easy to overlook. Florida heat, humidity, heavy rain and storm seasons can take a toll on roofing, plumbing, electrical systems, air conditioning and moisture-prone areas. A periodic home inspection can help you better understand the condition of accessible components, prioritize maintenance and make informed decisions before small concerns become expensive surprises. An inspection cannot predict every future problem, but the more you know about your home, the better prepared you can be to care for it.

Why Inspect an Older Home?

  • Identify visible signs of moisture intrusion or roof wear
  • Review accessible electrical and plumbing components
  • Check the condition of HVAC and other major systems
  • Help plan maintenance and future improvements
  • Understand potential concerns before storm season
  • Get an independent snapshot of your home's current condition

Helpful Answers To

Home Inspection Questions

What does a standard home inspection cover?

A standard home inspection generally reviews visible and accessible major components, including roof, exterior, structure, plumbing, electrical, HVAC, and interior. The exact scope depends on the inspection agreement and property.

How should I prepare for an inspection?

Make sure accessible areas are clear, including the attic entry, electrical panel, water heater, and HVAC equipment. Gather available permits and documentation for recent upgrades.

Can PREI inspect a newly built home?

Yes. PREI offers new home walk-throughs and 11-month builder warranty inspections.

How long does a typical home inspection take?

Timing depends on the size, age, condition and accessibility of the property. Call PREI with the address and property details for an estimate.

Discuss Your Property
Do I need a 4-point inspection for homeowners insurance?

Some insurers request a 4-point inspection, particularly for older homes. Confirm the requirement with your insurance provider.

Can you inspect a home after a storm?

PREI offers storm damage and roof condition evaluations. Contact us to discuss the property and appropriate inspection scope.

Discuss Storm Damage
Can I book an inspection before making an offer?

Yes. If you are considering a property, contact PREI to discuss available inspection options and scheduling. The type and timing of an inspection may depend on access to the home and your transaction.

Do you inspect condos and townhomes?

Call PREI with the property type and address to confirm the appropriate scope and availability.

What's the difference between a 4-point and a wind mitigation inspection?

A 4-point inspection documents the roof, electrical, plumbing, and HVAC systems. A wind mitigation inspection documents wind-resistant features that may qualify for insurance discounts.

Should I attend the inspection?

Ask us about the best time to attend and discuss questions. The inspection and report are intended to help you understand the property, not assign a passing or failing grade.

Ask About Attending
How do I schedule an inspection?

Call or text 239-851-8746 to discuss your property, requested inspection, and available scheduling options.

Call to Schedule
When will I receive my inspection report?

Ask us about the inspection report and expected delivery time when scheduling.

Can a wind mitigation inspection lower my insurance premium?

Documented wind-resistant features may qualify for insurance credits, depending on your insurer and policy. The insurer determines any savings.

What is an 11-month builder warranty inspection?

This inspection helps identify visible concerns before a typical first-year builder warranty period ends. Review your builder warranty for exact deadlines and coverage.

Does an inspection guarantee there are no hidden defects?

No. A home inspection is a visual assessment of accessible conditions at the time of inspection and cannot guarantee future performance or reveal every concealed issue.

Which cities do you cover?

PREI serves communities across Lee, Collier and Charlotte Counties, including Cape Coral, Fort Myers, Naples, Punta Gorda and Bonita Springs. Confirm availability for your exact address.
